Terms:   A 15% non-refundable down payment on sale date & buyer to sign a Purchase Agreement.  Land is not being sold subject to financing.  Seller will convey a marketable title to buyer by Warranty Deed evidenced by a policy of Title Insurance.  The Title Insurance policy premium and closing agent fees will be divided equally between the buyer and seller.  Any additional lender endorsement, or requirements to be paid by buyer.  2019 & all prior years taxes will be paid by the seller.  The 2019 taxes will be paid as a credit to buyer since RE tax bill will not yet be available.  Buyer to pay 2020 and subsequent taxes.  Closing will take place on or before November 25, 2019.  When a property is divided, corner s are marked identifying the boundary.  The acreage has been surveyed. Buyer agrees to accept property in its present condition.  The property will be offered based upon the buyer’s personal inspection or investigation of the property.
