image sampleHomestead Land Company, located in Beatrice, Nebraska, was formed and incorporated in 1993 to provide service to local lenders in the appraisal business. From this start, we evolved into real estate sales and farm management.

There was and still is a need to provide appraisals to lenders in a timely manner for lending purposes. Appraisals are provided to attorneys, accountants, individuals, or anyone needing to know the value of real estate. These needs would include estate valuation, estate planning, sales, property divisions, tax issues, assessment issues and more. We have experience in county assessment work and refereeing for tax protests. Randy Fischer and Eldon Ideus, both licensed appraisers, perform the majority of our appraisal work.

John Zarybnicky, owner broker, heads the Sales Department. There are four licensed salespeople with our firm. We are licensed to sell real estate in Nebraska and Kansas. We specialize in selling farm real estate, and auctioning or selling farmland is a large part of our business. All of our salespeople have farm backgrounds and understand farming. Dave Bures, auctioneer, is very experienced in selling real estate, along with personal property. Randy Fischer and Eldon Ideus both have considerable farm and rural experience and are licensed salespersons. In addition to selling farmland, Homestead land Company is involved in listing and selling rural building sites, residen-tial properties and commercial building and land properties.

Selling residential real estate is becoming a larger part of our business. We can sell with the best of them. With our background in appraisal work, we are very knowledgeable of the market and can properly price your home. We can also advise you on how to prepare your home for sale. We are members of the Tri-County Board of Realtors, the Multiple Listing Service (MLS) which includes Gage, Jefferson and Saline Counties, and the Midlands (Lincoln) MLS. This provides all of the area’s realtors participating in the MLS access to our clients’ listings for greater exposure of their property. This also gives our sales agents access to all of the properties listed by other real estate companies participating in the MLS. Exposing a client’s property to as many potential buyers as possible is the key to a successful sale. For prospective buyers, we have access to several hundred listings. We can represent you as either a seller’s agent or a buyer’s agent.

We become involved, from selecting your tenant, negotiating your lease, all the way through the crop season, to selling your crops and sending you a full accounting of all income and expenses to take to your accountant for tax purposes. We do this with you as the landowner as involved or uninvolved as you want to be, but always with your interests in mind. With farmland becoming a more popular investment, and with farm operations becoming larger, it is getting more difficult to select a good tenant and collect a fair rent on your investment. We understand government farm programs for both production payments and conservation programs. We manage irrigated and dryland farms and are involved in intensive pasture grazing and CRP.
