Legal:                   N1/2 SW1/4 and SW1/4 SW1/4, Section 36, T6N, R1E of the 6th P.M., Saline County, Nebraska.


Description:        Gently rolling dry cropland farm. Currently 107.15 certified dry cropland acres. Remaining acres are grass, waterways, trees, and roads.

Manner of Sale:   Farm will sell by the acre x 120 acres.


Inspection:          Buyers may inspect the farmland and waterways by foot, with respect to tenant’s standing crops.


2017 Real Estate Taxes:  $3567.72


Terms:  A 15%, non-refundable down payment on sale date & Buyer to sign a Purchase Agreement. Land is not being sold subject to financing. Seller will convey marketable title to Buyer by Warranty Deed evidenced by a policy of Title Insurance.  The Title Insurance policy premium and closing agent fees will be divided equally between the Buyer and Seller.  Any additional  Lender endorsement or requirements to be paid by Buyer.  2018 & all prior years taxes will be paid by the Seller. The 2018 taxes will be paid as a credit to buyer since RE tax bill will not yet be available. Buyer to pay 2019 and subsequent  taxes. Closing will take place on or before November 7, 2018.  Buyer agrees to accept property in its present condition.  The property will be offered based upon the Buyer’s personal inspection or investigation of the property.
