Directions: From Odell, NE, 4 miles west on Highway 8 to SW 117 Road, than 1 mile north, than ½ mile east to the
160 acre Tract, or 1-1/2 north to the pasture.
From SW 61 Road (Odell Blacktop) & PWF Road, 4 miles west to SW 117 Road than 4-1/2
south to pasture, or 5 south & 1/2 east to 160 acres.

Description: Tract I: This Tract has 19.48/acres CRP with balance being native grass and pond. CRP Contract runs
10-1-2010 to 9-30-2020. Annual payment is $104.08/acre or $2,030 annually. Buyer will receive
prorated share of 2017 payment & 100% of balance of payments and will agree to maintain terms
of CRP Contract or pay any penalties assessed. If properties sell as two units the Seller will provide
a boundary line and the Buyer of this Tract will be expected to build fence. Pasture has a pond & is a
nice 80 acre pasture.
Tract II: This Tract consists of 63.9/acres cropland, 23.93 acres brome pasture considered farmland, with
balance native/brome grass pasture. There is a large NRD pond on the north property line. The property
line splits the pond. This is a good combination cropland & pasture farm or an excellent hunting/recreation

Terms: A 15% non-refundable down payment on sale date & Buyer to sign a Purchase Agreement. Land is not being sold subject to financing. Seller will convey marketable title to Buyer by Warranty Deed evidenced by a policy of Title Insurance. The Title Insurance policy premium and closing agent fees will be divided equally between the Buyer and Seller. Any additional Lender endorsement or requirements to be paid by Buyer. 2016 & all prior years taxes will be paid by Seller. Buyer to pay all 2017 taxes. Closing will take place on or before December 30, 2016. Possession upon closing, subject to tenants rights. Buyer agrees to accept property in its present condition. The property will be offered based upon the Buyer’s personal inspection or investigation of the property. Tenants have cattle grazing on stocks & using pasture for water.
